Understand the location, building, documentation, condition, rental and market factors that influence an Agadir property valuation.
A credible Agadir property valuation is not produced by multiplying area by one city-wide price. Two apartments of similar size can have different values because of micro-location, building quality, parking, documentation, condition, outlook and buyer demand.

Neighbourhood matters, but the exact street, walking route, noise, access and nearby construction often matter more. Buyers compare the real experience of the property, not only the district name.
Usable area and layout
Efficient rooms, storage, natural light and sensible circulation can outperform a larger but awkward unit. Confirm which areas are legally and practically included, especially terraces, storage and parking.
Building condition and management
Entrance quality, lifts, common areas, security, maintenance records and shared charges affect both value and buyer confidence. Planned major work can change the effective acquisition cost.
Floor, outlook and orientation
Views can create a premium, but they should be assessed with privacy, sun exposure, wind, lift reliance and the risk of future obstruction. Ground floors need careful review of security, moisture and external space.
Parking
An assigned, documented and accessible space can materially improve practicality. “Parking available” is not the same as a defined right attached to the sale.
Condition and refurbishment
Estimate repair cost using evidence. Kitchens and decoration are visible, but plumbing, electrical systems, moisture and windows may have greater financial impact. Over-personalised renovation does not always recover its cost.
Documentation and transaction readiness

Rental evidence
